Owning a cottage means peace and relaxation-but when you're not there, small issues can turn into big repairs. Our scheduled check-ins are designed to catch small issues early and provide documentation and clear reporting, so you can make informed decisions fast.

Cottages fail differently than full-time-homes. Freeze risk, moisture, wind events, pests, and long vacancy windows can create expensive surprises.

Our check-ins focus on three outcomes:

1. Detection- spot red flags early (before damage spreads)

2. Documentation-photos + written visit records

3. Direction - Clear next steps, priorities, and optional coordination if action is needed​​​​

Insurance/Policy Note (Ontario)

Regular check-ins are often required-documentation matters

Many Ontario seasonal property policies include requirements for regular on-site checks (often every 30 days, sometimes more frequently). If a loss occurs and checks can't be verified, coverage for certain claims may be limited or denied.

We provide visit records, photo documentation, and written reports to help demonstrate your monitoring history.

Starting at $99-$149 per month

Standard Care Plan

Starting at $169-$299 per month

Advanced Care Plan

Starting at $349-$499 per month

Best for: Simple Seasonal Cottages needing occasional verification.

Best for: Most cottage owners looking for consistent care and reporting.

Best for: winter monitoring, rental properties, vacant listings, and higher-value cottages.

  • Exterior Walk-around + basic security check

  • Doors, windows, visible exterior condition review

  • Quick interior visual check (if accessible)

  • Text or email update after visit with 1-2 photos (more if any concerns)

  • Everything in Essential Check-in

  • Full exterior checklist & interior visual

  • Moisture/leak and pest indicators monitored

  • Heating/power concerns noted (observable indicators)

  • Photo updates included

  • Written visit summary report (organized + easy to forward)

  • Detailed photo documentation

  • Detailed written report with: Condition overview, Changes since last visit (where applicable), issue severity (Monitor / Action Needed / Urgent) Recommended next steps + suggested timelines

  • Storm follow-up scheduling within a defined response window (as available)

  • Customized monitoring points (known problem areas, specific rooms/systems)

  • Coordination support with trusted local providers (within defined scope)

Please Note: Island properties or difficult access may require a custom quote.

Add-On Services

Additional Support Available

Add-ons can be included depending on your package and property needs:

  • Storm follow-up visit: from $150-300

  • Pre-arrival "ready for your weekend" visit: from $105-$175/hour, includes clearing debris from driveway, walk ways, main entrance etc.  (Wood cutting/splitting and removal is under minor maintenance)

  • Minor maintenance tasks (pre-approval needed): Quote separately

  • Meet trades or deliveries on-site: from $105/hour

  • Extra photo/video documentation: from $25-$75

  • Travel outside core service zone: added as required
